Standing water in the yard? …

French Drains

A French drain is a trench filled up with small rocks, gravel or a perforated pipe that allows for surface water to be redirected away from one area to another area. In the case of the perforated pipe scenario, the French Drain can have the top or bottom of the pipe perforated. In both cases it is to quickly vent seeping water that seeps down through the upper rock or gravel layer.  French drains can be used behind retaining walls to relieve build up ground water pressure, but also to move and redistribute the water such as a septic drain field at the end of a typical septic tank. Soil tests are offered to best determine drainage strategy. Other words for French drains are: weeping tile, blind drain, rubble drain, rock drain, drain tile, perimeter drain, land drain, French ditch, sub-surface drain, sub-soil drain or agricultural drain.

Buried Downspouts

Buried downspouts are recommended in some cases, for removing storm water away from the building’s foundation and all types of masonry due to our freeze and thaw cycle in our environment.

Grading – Dry well Overflow

Grading is often required to create a level surface or a desired slope to facilitate water runoff or for construction requirement. A swale is used to redirect water where desired, and is sometimes a lower laying area on a property especially moist or even marshy. Another term is contour bund. Swales are designed to slow down and often capture water runoff by spreading its surface allowing it to evenly infiltrate into the soil.

Surface Drainage

In low percolation soils such as clay for example, it is desirable to use surface drainage in order to redirect the water and eliminate most of it from the land surface. This is usually achieved by using ditches, lightly sloped banks, open channels or waterways planted with grasses. The need for quick and efficient water drainage in a suitable area is a perfect application for this type of drainage. Surface drainage needs careful and professional planning while taking into account the surrounding topography.

Springs

Springs can appear or change at any time as water table level or surrounding topography changes. When springs create wet conditions that are undesirable, in most cases it is possible to install a drain to disperse excess water. Or, take the spring which may be an obstacle, and turn it into an opportunity for a rain garden, pond or other feature.
